Another southwest suburban mall?

Eden Prairie's neighbor to the west, Chanhassen, is one of three cities in the metro area being considered for an indoor shopping mall, according to a StarTribune story. According to the story, the area of interest for developers is the Hwy. 212 corridor southwest of the Twin Cities. The city of Chanhassen recently was contacted by a company, which it declined to identify, that was interested in building a major shopping mall at the intersection of Hwy. 212 and Powers Boulevard. A city study concluded that its population and household incomes are high enough to support a regional mall, said Kate Aanenson, Chanhassen community development director. The Chanhassen Retail, Office and Residential Market Analysis and Development Potential study is available on the city's Web site at: www.ci.chanhassen.mn.us/serv/comdev/lrange.html Since Chanhassen is within the Eden Prairie Shopping Center's market area, and the suggested Chan location is just a few miles away, the EP mall would almost certainly be affected. Which brings us to today's question: Is this a concern and, if so, is there anything Eden Prairie can do about it?

I think Chanhassen would be better off trying for some kind of town center development.  For examples, you could look at Burnsville's "Heart of the City," or "Woodbury Lakes."
